Found a property – Time to do your homework
PURCHASING OPTIONS
We only sell our own properties, therefore the closing process is fairly quick and easy. There is no agent or middle man. Each of our listed properties are either offered as CASH terms or SELLER FINANCE terms. The BUY NOW option is pre-set for a specified secure deposit amount to hold the property while we close the transaction and finalize the purchasing process.
To Purchase at Discounted CASH PRICE properties –
- Click the “BUY NOW” button to secure the property with a $299 document processing fee. The system will prompt you through the checkout process. Please answer all the questions. They are necessary to complete the transfer documents.
- Smart Land Deals will contact you within 24 hours to discuss next steps of closing process.
- We will email you the closing documents via DOCUSIGN for you to review and sign.
- Final payment arrangements will be arranged with your choice. Options are cashiers check, wire payment, or credit card payment (2.5% credit card processing fee).
- Once full payment has been received we will record the notarized deed directly with the county.
- Once the deed has been recorded, we will email you a copy for your records. Depending on the backlog with the county this process takes about 2-14 business days.
- That’s it. It’s simple fast and secure.

- Click the “BUY NOW” button and go through the checkout process to secure the property with a $299 document processing fee. (No Credit Checks Required). The system will prompt you through the checkout process. Please answer all the questions. They are necessary to complete the transfer documents.
- Smart Land Deals will contact you within 24 hours to discuss next steps of closing process.
- We will email you the land contract via DOCUSIGN for you to review and sign.
- Final deposit arrangements will be arranged with your choice. Options are cashiers check, wire payment, or credit card payment (2.5% credit card processing fee).
- An invite email will be sent from Geekpay.io for you to set up automated monthly payments via credit or check card.
- When you have completed all monthly payments and property has been paid in full we will record full transfer of title with the county.
** Note that with seller finance option there are some restrictions until property is paid in full. SAMPLE CONTRACT
You must pay off the contract prior to making any improvements. We don’t mind if you go visit it a couple weeks out of the year but please let us know ahead of time. You are not allowed to live on the property during the contract. You must get prior written approval from us before making improvements such as building a shed or grading. Absolutely no clearing of timber or dumping allowed.
