Affordable Small Town Living
Come for a day; stay for a life time. Pagosa Springs has that Aspen feel with a small town atmosphere. Real Estate is much more affordable in this quaint rural town. This town is posed for growth and can be a great investment. Add this small town to your real estate investment portfolio and keep it for future retirement or family vacation trips. Buy now while the prices are still affordable. Growth rates are over 12.4% since the 1990s.
The affordablilty is less than the US average of 100 at 89.1 as of March 2016. The unemployment rate is 2.8% in Pagosa Springs compared to 3.3% for Colorado.
EMPLOYMENT: There are many service jobs, think restaurants, the Wyndham, hotels, landscaping, construction. Best jobs are probably government and schools.
There are many retired people here. There are some younger people in Pagosa Springs.
REAL ESTATE: Much of the real estate something around 70% of the homes are second homes, vacation homes/rental homes. Many people that move to Pagosa Springs are from Texas or Oklahoma. Homes are still affordable compared to other resort and ski towns. It’s not hard to find a home with a beautiful view and many have nice size parcels over an acre.
RECREATION: This is a beautiful area surrounded by the San Juan National Forest. This is a place where you do lots of outdoor recreation, then hang out at home in the evening. The outdoor activies are long and include mountain biking, road biking, hiking, golf, tennis, there’s also off roading, fishing, rafting, kayaking and in July the San Juan River is usually low enough for tubing which is fun. Winter there’s plenty of cross country skiing and downhill skiing, and snowmobiling.
HOT SPRINGS: Pagosa has 3 commercial hot springs, The Springs is the nicest, it’s right on the river. You can also find a few hot springs along the river. There are a few other springs in the area.
DINING: The choices for dining are not as expanse as Denver area but there are a few favorites to enjoy. There are about 5 fast food restaurants, 3 micro brew pubs, lots of Mexican Restaurants and a few other restaurants that are good.
SHOPPING: Pagosa Springs opened a Wal Mart about 2 years ago. There are a few boutiques, a few resale shops, a couple hardware stores. For more serious shopping you will need to head to Durango (like for TJMaxx, Home Depot). If you can’t find it in Durango, you can head 40 minutes south of there to Farmington, NM, where they have a mall, chain stores and restaurants.
ENTERTAINMENT: There’s 1 small movie theatre in town, and an arts center that has a reputable performing arts program.
MEDICAL: There is a small hospital and med center with a brand new wing added. They can handle most health care issues, however, for more serious medical issues most people head to Durango.
THE PEOPLE: There is a mix of year round locals which I think are all very nice people. Summer is very busy with so many tourists. Seems like they are the ones that speed through town.
AIRPORT: You can fly out of Durango’s airport, but it will cost you quite a bit. There is a small airport in PS if you have a private plane.
CLIMATE: The SJNForest which get lots of snow. The snow here is often about what about 50-100″ a year. If you get sick of winter you can south to NM or AZ.
LOCATION: You can head north to the mountains, south to the desert, west to Utah . There are also lots of archaeological sites that are waiting to be explored. You can also head about 1 1/2 west to the Cortez area and it is usually warmer and drier.
Pagosa Springs has much to explore and adventures to be made. Come where life meets adventure and rejuvenate your spirit.
